What is the AXD Dubai Price Index?

The AXD Dubai Price Index tracks median residential transaction prices per square metre across Dubai communities, computed from 1.66M Dubai Land Department sales records and 5.6M Ejari rental contracts (data through July 2026). It is published as free community and project data pages: annual price series, off-plan shares, bedroom-matched gross yields and historical resale return bands.

How is it calculated?

Medians, not averages, over DLD-registered residential sales (price above AED 100,000; AED/sqm between 2,000 and 150,000 to exclude data errors). Gross yields divide the median new Ejari rent by the median sale price of the same unit type — never across mixed unit types. Resale performance uses 47,350 matched buy-sell pairs of identical units and is reported as a 10th–90th percentile band with the share of loss-making resales.
