In Q2 2026, Dubai recorded 35,884 residential transactions — 19% fewer than the previous quarter. Buyers are getting selective. At the same time, roughly 27,300 finished homes were handed over, the largest quarterly delivery in years. Every one of them competes with yours for tenants.

Average apartment prices stood at AED 1,960 per square foot, 4% below the previous quarter. Some communities absorb that supply. Others will not.

Before you ask.

Can foreign nationals own property in Dubai?

Yes. In designated freehold areas, foreign nationals of any residency status own outright — the Dubai Land Department issues the title deed in your name.

Do I need to travel to Dubai to buy?

In most cases, no. The standard purchase runs on your passport and digital signatures; many buyers complete with one short trip or none at all.

What are the purchase costs?

The largest item is the Dubai Land Department transfer fee of 4% of the purchase price, plus trustee and — if you finance — mortgage registration fees. You see the full cost table before you commit.

Does a purchase qualify me for a Golden Visa?

Property investment from AED 2 million can qualify for the 10-year UAE Golden Visa under the 2026 rules. Structure matters — we check eligibility before you buy, not after.
