Our family has worked in Dubai real estate for over 30 years — through the booms, and through the corrections nobody advertises. AXD exists to put that experience, and the land registry, on the buyer's side of the table.
Why AXD exists
Most Dubai property advice
is sales copy wearing a suit.
Watch this market for three decades and a pattern emerges: the people advising buyers are usually paid to move inventory. Their optimism is structural. The buyer hears “great opportunity” regardless of whether the project, the price or the timing deserves it.
AXD was built as the opposite: no inventory, no listings, no incentive to say yes. We are paid to answer one question with evidence — is this purchase right for you, or not. Some of our best advice has been not to buy.

How we work
Three principles, no exceptions.
Buy-side only
We represent buyers, full stop. No listings, no held inventory, no seller mandates competing for our attention — and no reason to talk you into anything.
Developer-direct
Three decades of family relationships mean allocations come to us directly from developers, at the original price list — before they reach public portals.
Data before opinion
Every recommendation starts in the registry: 1.66 million Dubai Land Department transactions and 47,350 tracked resale pairs. The brochure comes last, if at all.

Ali grew up around this market — the family has worked in Dubai real estate since the 1990s. He founded AXD to serve buyers the way institutions are served: evidence first, recommendation second, and an honest “no” when the numbers call for one.
AXD began with German-speaking investors — a clientele that accepts nothing less than documented evidence — and today advises buyers from Europe, India, the UK, China and the GCC in English, German and Arabic.
The standard does not change with the language: numbers first, then the property.
