In the first half of 2026, Dubai recorded 296 home sales above USD 10 million — its strongest half-year ever, and more than three such sales every two days. Ultra-prime volume reached USD 5.1 billion, up 14% on the year.
The sales concentrate where scarcity is real: Dubai Hills Estate led with 51 sales above USD 10 million, Palm Jumeirah followed with 50, Palm Jebel Ali with 40.

The supply wave is real
Roughly 27,300 finished homes were handed over in Q2 2026 alone — one of the largest quarterly deliveries on record. Every one of those keys competes with existing owners for tenants and future buyers, and the pipeline behind it is not empty. Communities absorb this unevenly: some digest it, others will spend years working through it.
Prices are plateauing
Q2 2026 recorded 35,884 residential transactions — 19% fewer than the previous quarter. Average apartment prices eased 4% to AED 1,960 per square foot. That is not a crash; it is a market catching its breath after a long run. But anyone telling you every purchase will appreciate from here is selling, not advising.
Our position: deep demand and heavy supply can both be true. In this phase, the spread between well-selected and poorly-selected purchases widens — which is an argument for evidence, not for enthusiasm and not for staying away.

In designated freehold areas, foreign nationals own outright — a Dubai Land Department title deed in your own name, no local partner, no leasehold clock.
Known transaction costs
The main friction is a single, published number: the 4% Dubai Land Department transfer fee. You can price the full cost of entry before you commit.
Residency attached
Property from AED 2 million can qualify for the 10-year renewable Golden Visa — and under DLD rules, a mortgaged property qualifies with a bank no-objection letter.
