Buying a Dubai Property Remotely. As of 30 May 2026 · Author: Ali Daioub, AXD Real Estate Dubai
---
Short Answer
Yes. German, Austrian and Swiss investors can acquire a Dubai property entirely without travelling there in person. The legal basis is the Power of Attorney (POA) under UAE Civil Transactions Law Federal Law No. 5 of 1985 (Art. 924 ff.), which is accepted by the Dubai Land Department (DLD) for all transaction stages. Since the UAE acceded to the Hague Apostille Convention on 6 December 2021, the former consular legalisation chain no longer applies: a power of attorney certified and apostilled by a German notary suffices as the originating document. The complete remote purchase process comprises 8 steps — from drafting the POA to the SWIFT payment into the RERA-registered trust account — and offers the same level of legal protection as an on-site purchase.

Key Fact
The UAE acceded to the Hague Apostille Convention on 6 December 2021. Since then, an apostille fully replaces the former multi-stage consular legalisation via the UAE embassy in Berlin for DACH powers of attorney. Source: HCCH status list ↗

The Definitive Process
8 Steps: From the Power of Attorney to the Title Deed
01 Define the Decision and the Scope of the POA Duration: 1–2 days
First decision: who acts as the authorised representative in Dubai? A UAE-licensed lawyer is the safest option — independent, bound by instructions, clear fee structure. The scope of the power of attorney is then defined: ideally the POA covers all transaction stages (booking form, SPA signing, DLD payments, Oqood registration, payment releases, NOC procurement, title deed transfer). A UAE-licensed lawyer is instructed to draft the bilingual POA. Source: UAE Federal Law No. 5 of 1985 — Civil Transactions Law, Art. 924 (power of attorney framework) ↗
02 Have the Bilingual POA Drafted (Arabic + English) Duration: 3–5 days
The UAE lawyer drafts the Power of Attorney in Arabic and English. Arabic is the legally binding language in UAE real estate transactions. The draft must contain: the principal's full name, passport number, where applicable the project and developer, the full scope of authority and a clear term. Before signing, the buyer reviews the draft for completeness of the scope of authority — missing powers can block the process later. 03 Notarial Certification in Germany, Austria or Switzerland Duration: 1 notary appointment (lead time 1–5 working days)
Visit a German (Austrian/Swiss) notary, sign the POA in the notary's presence, obtain certification of the authenticity of the signature. Notarial certification is a prerequisite for apostilling. The standard fee of a German notary for a signature certification is typically €70–200 under GNotKG; more complex notarial recordings may be higher. 04 Obtain the Hague Apostille — UAE Accession 6 December 2021 Duration: 3–10 working days depending on the federal state
The apostille is applied for after notarial certification from the competent German federal state authority. Competent authorities depending on the federal state: Oberlandesgericht, Landgericht or Regierungspräsidium. The UAE acceded to the Hague Apostille Convention of 1961 on 6 December 2021. Since then, the apostille fully replaces the former multi-stage consular legalisation via the UAE embassy in Berlin. This is the key simplification step compared with the procedure before 2021. 05 Activation in Dubai: Arabic Translation and Notary Stamp Duration: 1–3 working days in Dubai
The UAE lawyer has the apostilled document translated into Arabic by a translator licensed with the UAE Ministry of Justice and has the translation certified at the Dubai Courts Notary Public or the UAE Ministry of Justice. After this step, the POA can be used with legal effect for transactions at the Dubai Land Department. The UAE lawyer registers the POA with the DLD for the specific transaction purposes. 06 Project Selection and Due Diligence Remotely Duration: 1–4 weeks
Due diligence can be carried out fully remotely and must not fall short of the on-site standard: RERA developer check on dubailand.gov.ae, trust account verification via the Dubai REST App, virtual viewing via official developer channels, SPA review by an independent UAE lawyer (no conflict of interest with the developer), prepare AML proof of source of funds. Only a personal property assessment of the shell construction condition is harder to carry out remotely — a local snagging inspector can close this gap for existing projects. 07 Booking Form, SPA Signing and Oqood Registration via POA Duration: 2–6 weeks
The authorised representative signs the booking form and transfers the booking deposit (typically 5–10 % of the purchase price) exclusively to the trust account verified in step 6. The SPA is signed via POA after independent legal review. The Oqood registration and payment of the DLD transfer fee (4 % of the purchase price) are carried out by the authorised representative at the DLD Trustee Office. The buyer receives digital copies of all documents. Source: Dubai Land Department — Oqood and off-plan title registration ↗

08 Payment Processing by SWIFT Directly to the Trust Account Duration: 1–5 working days per payment
All purchase funds are transferred by SWIFT International Wire Transfer directly from the DACH bank account to the project's RERA-registered trust account (Project Escrow Account). Never pay to broker IBANs, pooled accounts or third-party accounts — regardless of instructions from the broker. Reconcile the trust account number independently via the Dubai REST App before every single payment. For amounts from AED 55,000, German and UAE banks submit AML documentation under UAE Federal Decree-Law No. 20 of 2018. Comparison: Remote Purchase via POA vs. On-Site Purchase — Verdict
The remote purchase via POA is legally fully valid and offers the same RERA protection level as an on-site purchase. The increased risk lies not in the legal position but in practical control: the quality of the authorised representative, the completeness of snagging without personal presence, and responsiveness in short-notice decisions. For time-experienced DACH HNWI investors, the remote purchase with the right lawyer as authorised representative is a proven procedure.
