What is the minimum investment for Dubai real estate as a foreigner?
There is no statutory minimum for foreign real estate acquisition in freehold zones. The effective market minimum in 2026 is around AED 500,000 (~EUR 125,000) for studios in JVC, Dubai South or International City. Visa-relevant thresholds: AED 750,000 (investor visa) and AED 2,000,000 (Golden Visa).

What must be budgeted in addition to the purchase price
- 4 % DLD transfer fee (see fee overview)
- ~AED 580 administration flat fee (trustee fee)
- 2 % + 5 % VAT broker commission in the secondary market (off-plan direct: 0 %)
- 0.25 % mortgage registration fee for a mortgage
- Annually: service charge (12–45 AED/sq.ft depending on asset type)
DACH allocation logic
For DACH HNWI mandates, AXD typically recommends an allocation above the AED 2 million threshold — it opens the Golden Visa path without aggregation risk, keeps property management effort per unit lower and reduces resale friction in premium locations. Below AED 1 million, off-plan allocation in master communities (Sobha, Emaar Beachfront, Dubai Hills) is more liquid than equally sized secondary studios in secondary locations.
