The original price list

You see what the developer is actually asking — not a price with an intermediary’s margin folded in. No aggregator markup, no resold allocation.

Unit-level choice

Floor, stack, view and layout decide how a unit resells years later. Direct allocations let you choose on those criteria while the full inventory is still open.

Thirty years of family history in this market means we know which developers deliver what they render — and we check every project against its delivery record before recommending it.

Our discipline

Access is not
a recommendation.

A direct allocation is only worth taking when the project passes the same test as everything else we recommend: pricing against 1.66 million Dubai Land Department transactions, delivery pipeline against demand, and resale history where a track record exists.

We decline more allocations than we pass on to clients. The relationship gets us in the room — the data decides what leaves it.
