Most owners in Dubai buy through one firm and hand the keys to another. The broker who promised the yield is gone by the time the yield is measured — and the manager who inherits the unit never signed off on the purchase.

The gross yield in a brochure ignores what ownership costs: annual service charges, maintenance, the weeks a unit sits empty between tenants, and management itself. Net yield is what remains after all of it — and it is always lower than the number in the advertisement.

We underwrite net before you buy, so the first owner report confirms a plan instead of correcting one.

Can I own property in Dubai without living there?

Yes — most of our clients do. Under a management mandate, handover, service charges, maintenance, letting and rent collection run without your presence. You receive reporting and make the decisions that are actually yours to make.

What does the AXD management mandate cover?

Why is my net yield lower than the advertised gross yield?

Gross yield ignores what ownership costs: service charges, maintenance, vacancy between tenancies and management itself. Net is what remains after all of it — which is why we underwrite net before you buy, not gross after you have.
