Quarterly median prices per square foot for ready apartments in 39 Dubai communities, computed from 1.66 million Dubai Land Department transaction records. Registered sales — not asking prices. Every quarter shows its transaction count, so you can see how much evidence sits behind each number.

Methodology
What is counted —
and what is deliberately left out.
Included: ready (completed) apartment sales registered with the Dubai Land Department from January 2019 onward, with plausible price and size values (AED 200–10,000 per sqft, 250–12,000 sqft).
Excluded: off-plan registrations — developer-administered prices are not a market signal. Also excluded: gifts, mortgages, villas, land and commercial space.
Median, not mean: one penthouse cannot drag the number. The median is the sale in the middle — half the market paid less, half paid more.
Communities are shown under their market names; the official DLD district name is displayed beneath the selector. Partial quarters are cut — the series ends at the last complete quarter.
