Do I need a lawyer for a Dubai property purchase?

No — not legally required. The DLD transfer runs through RERA-licensed Trustee Offices, which act as a regulated substitute for notarization. A lawyer is advisable for off-plan SPAs, secondary-market complexity and structuring questions — fees typically AED 5,000–15,000 for contract review, AED 20,000+ for full support.

What the DLD mechanism delivers without a lawyer

In Germany, § 311b BGB (German Civil Code provision requiring notarial certification of property purchase contracts) requires notarial certification of the property purchase contract. In Dubai, this protective function is assumed by the RERA Trustee Office — a third-party office licensed by the Real Estate Regulatory Agency and supervised by the Dubai Land Department. The trustee fee is AED 4,000 for transactions from AED 500,000 (below that AED 2,000).

In Dubai, approximately twenty law firms are set up with German-language capability — predominantly boutiques with an interface to DACH asset managers.
