How Long Does Construction of an Off-Plan Property in Dubai Take?
Typically 24–48 months from start of construction. Apartments in mid-rise towers are at 24–36 months, villas in master communities at 36–48, branded and super-tall towers at up to 60. The binding date is the Anticipated Completion Date fixed in the SPA Form 4 — with a 12-month tolerance under UAE Law 19/2017.

What the SPA Deadline Means Legally
The Anticipated Completion Date in the Form 4 SPA is binding under UAE Law 19/2017 (amendment to Law 13/2008). If this deadline is exceeded by more than 12 months, an extraordinary right of rescission arises — the down payment is refunded from the RERA escrow account. Force majeure clauses are interpreted narrowly by DLD and RERA. How Construction Progress Is Verified
The publicly accessible Project Status Register of the Dubai Land Department publishes for each project: Construction Progress in percent, escrow volume and calculated remaining completion. This data is updated quarterly and is the only reliable indicator as against developer PR. For DACH investors, the DLD review is a mandatory component of every due diligence checklist.
