Bank Account Dubai for German Property Owners — 2026
Do I need a bank account in Dubai as a German property owner?
Not for the purchase — down payment and purchase price can flow via telegraphic transfer from DACH directly to the RERA-approved escrow account. Sensible for ongoing management (service charge, DEWA, rental income). Resident accounts require a UAE residence visa; non-resident accounts are available at Emirates NBD, ADCB, Mashreq and HSBC with AED 25K–100K minimum deposit.

- Title Deed or Reservation Form as proof of UAE connection
- Proof of source of funds (source of the investment funds)
- Reference letter from the DACH house bank (at some institutions)
- Reporting under the Bundesbank AWV reporting system from EUR 12,500
