EUR/AED Currency Risk in Dubai Real Estate

The AED has been firmly pegged to the US dollar since November 1997 at 1 USD = 3.6725 AED. EUR/AED volatility therefore corresponds to EUR/USD volatility — historically 8–12% p.a. For DACH off-plan buyers with instalment payments over 24–60 months, this is a material risk that can be structured with forwards, EUR financing or an AED account.

How the AED peg works

The UAE Central Bank fixes the AED against the USD at 3.6725 with a minimal intervention band since November 1997. The UAE's reserve position — over USD 230 billion in foreign exchange plus sovereign wealth buffers (ADIA, Mubadala) — is considered sufficient to maintain the peg over the long term. EUR/AED therefore results from EUR/USD × 3.6725.

When hedging makes sense — and when it does not

Off-plan with instalments ≥ 24 months: review a forward on each instalment — costs typically 0.3–0.8% p.a. of the volume.

Ready property with buy-and-hold: AED rents act as a natural hedge; an explicit hedge is usually not economical.

Short-term speculation on EUR/AED: not an investment purpose — the AXD mandate structure excludes this.

Repatriation of rental income: for large amounts, a forward on the planned inflow date.
