Buying Dubai Real Estate as a German Citizen · Step by Step
How can one buy real estate in Dubai as a German citizen?
As a German citizen, you can buy real estate in Dubai in designated freehold zones (e.g. Downtown, Dubai Marina, Palm Jumeirah) without a residence permit. Required are only passport KYC, a down payment of 10–20 % and registration with the Dubai Land Department (DLD) against a 4 % transfer fee. The five steps in detail
Select a freehold zone. Foreigners may acquire property only in the zones released by the ruler by Decree 3/2006 — Downtown Dubai, Dubai Marina, Business Bay, Palm Jumeirah, JVC, Dubai Hills et al. A structural classification of which districts of Dubai differ structurally for investors supplements this selection.
Complete KYC. A copy of the passport, proof of residence (≤ 3 months old) and proof of the origin of funds (Bundesbank reporting obligation from 12,500 EUR) suffice.
Reservation Form + down payment. For off-plan allocations 10–20 % via TT to the developer's escrow account. For the secondary market: 10 % to the seller. How high the actual equity requirement is per payment plan is broken down separately in the respective model.
Sale & Purchase Agreement (SPA). Notarized or directly with the DLD. For off-plan, the SPA is Form 4 — legally prescribed.
DLD registration. 4 % transfer fee + administrative flat charges (typically ~580 AED). The title deed ("Title Deed") is issued electronically. The complete breakdown of all fees in a Dubai real estate purchase is available separately.
Include ongoing holding costs.
From handover, the owner bears the annual service charge burden for Dubai real estate — Mollak-recorded, tower-specific, with a marked branded surcharge. This item decides the net yield more strongly than the ancillary purchase costs.
