Is a Notary Mandatory for a Dubai Property Purchase?
No — Dubai does not require notarial certification for real estate. The counterpart to the German § 873 BGB (German Civil Code provision on transfer of ownership) is registration in the DLD land register under Dubai Law 7/2006. In practice, a DLD Trustee Office performs the function: KYC, acceptance of manager's cheque, issuance of the Title Deed — process approx. 1 hour, fee 4,000 AED.

What Concretely Happens on Transfer Day
The developer's NOC is available (500–5,250 AED, 5–14 working days lead time). Buyer and seller (or POA representative with Hague Apostille) appear at the Trustee Office. KYC: passport, Emirates ID if resident, purchase contract (SPA Form F). The buyer hands over manager's cheque(s) — DLD fee 4 %, Trustee 4,000 AED, purchase price to the seller, broker commission. DLD reviews, registers, prints the Title Deed in real time. Handover to the buyer — ownership has transferred.
What Does This Mean for DACH Buyers
No BGB pre-registration protection — the protection lies in the NOC review and the Trustee system. For off-plan, the additional RERA Escrow hurdle under UAE Law 8/2007 applies. A lawyer is optional, but advisable for complex structures (POA, joint, holding). Personal presence is recommended — POA purchases are possible, but snagging before handover only makes sense on site.
