Which Insurances Do I Need for a Dubai Property?

The building policy is mandatory, but it lies with the Owners Association — it is billed via the annual Service Charge and is shown in the Mollak system.

For DACH owners, the following are sensible as optional additional policies: Contents (AED 800–2,000 p.a.), Landlord Liability (AED 500–1,500) and Loss-of-Rent (AED 600–1,200).

What the OA Policy Covers — and What It Does Not

Under Dubai Law 6/2019 (Jointly Owned Property Law, supplemented by Regulation 6/2020), the Owners Association must maintain a master policy for the building structure and common areas. The premium is part of the Service Charge per square foot and is shown in the Mollak disclosure — see Service Charge Dubai Real Estate and the owner rights under Jointly Owned Property Law.

Not covered are: interior fit-out beyond standard handover, inventory, damage caused by tenants, mould, and regularly water damage whose origin lies within one's own unit. Here the optional Contents or Landlord policy applies.

Which Insurers Are Relevant

The UAE insurance market has been regulated by the Central Bank of UAE since 2020. Relevant providers for residential property policies: Oman Insurance, AXA Gulf, Salama, RSA, Sukoon (formerly Oman). Policies are in English, AED-denominated and usually structured with a 5–10 % deductible.
