Ejari Dubai — Rental Registration Explained for DACH Property Owners
What is Ejari in Dubai?
Ejari is the online register operated by RERA and the Dubai Land Department, in which all tenancy contracts in Dubai must be legally registered. Every contract receives a unique Ejari number and an official QR code. Without Ejari registration, a tenancy is not enforceable vis-à-vis DEWA, telecom providers, visa authorities and the Rental Disputes Settlement Centre.

What Ejari is indispensable for
DEWA connection — electricity/water activation not possible without an Ejari number.
Telecom (Etisalat / du) — landline and fibre contract requires Ejari.
Residence visas — renewal via the rental address requires a valid Ejari.
School/nursery registration — proof of residence is provided via Ejari.
Rental Disputes Settlement Centre — claims before the RDSC require a registered contract without exception.
Relevant for DACH landlords
Anyone letting the property via a RERA-registered management company usually receives the Ejari entry as part of the onboarding package. Upon every contract renewal, a new Ejari entry must be made — anyone who fails to do so cannot enforce a rent increase in court.
