Buying a Dubai property without a viewing — possible?
Yes — not legally required. UAE Federal Law 13/2008 does not require presence at DLD registration. Purchases can be completed remotely by power of attorney (PoA) with a Hague Apostille or via the DLD eSale platform. The majority of DACH off-plan purchases are handled this way. A viewing is nevertheless recommended for secondary-market purchases and before off-plan handover (snagging).
The two remote routes
1. Power of Attorney (PoA) with Hague Apostille
- Draw up the power of attorney before a German notary — the authorized representative ideally a lawyer or a family member resident in Dubai
- Hague Apostille at the competent regional court (Apostille Convention 1961, ratified by the Federal Republic of Germany in 1965)
- UAE-certified legal translation into Arabic
- Certification at the UAE Consulate General (Frankfurt, Berlin, Munich)
- Deposit with the DLD Trustee Office or Notary Public Dubai (AED 200 processing fee)
Total cost typically EUR 300–600, duration 2–4 weeks.
2. DLD eSale (Dubai REST App)
- Buyer and seller with Emirates ID / UAE Pass on Dubai REST
- Buyer initiates the transaction (for off-plan additionally Oqood registration)
- Trustee Office confirms manager's cheque availability
- Both parties sign electronically
- Title Deed is issued digitally
Prerequisite for DACH buyers: a representative with an active UAE Pass — typically a lawyer, family member or AXD representative.
When is a viewing critical?

What AXD DACH clients practically do
- Off-plan reservation remotely by PoA — no travel required
- Site visit scheduled before handover (handover snagging)
- Secondary market with video walkthrough (4K, geocoded) as a preliminary step; personal viewing before manager's cheque
- Penthouses and villas not recommended without a personal inspection — variability too high
