DLD Mortgage Registration Fee 0.25 % — the Separate Fee for Dubai Financing

Anyone buying a Dubai property with UAE bank financing pays not only a 4 % Transfer Fee, but additionally 0.25 % of the loan amount as a Mortgage Registration Fee to the Dubai Land Department. This second fee is frequently omitted in DACH-provider model calculations. For a typical AED 2 million mortgage, that is around AED 5,300 — manageable, but relevant for the closing-cost list.

Where the Fee Sits in the SPA Closing Workflow

At handover: the DLD Mortgage Registration and the DLD Transfer Fee are paid at the Trustee Office on the same day — see Trustee Office Handover. The bank provides the mortgage application at the DLD; the buyer pays Reg Fee + Admin via bank cheque or direct trustee payment. Only after mortgage registration does the bank appear in the Title Deed as mortgagee — only then does the bank disburse to the seller. At the same time, the 4 % Transfer Fee becomes due — see DLD Transfer Fee 4 %.

Mortgage Registration Fee is NOT related to the purchase price, but to the loan amount — a lower item at lower LTV.

Underwriting Recommendation for German Buyers with UAE Financing

For closing-cost calculation: 4 % DLD Transfer + 0.25 % Mortgage Registration + AED 4,000 Trustee + 1 % Bank Processing + 2 % Brokerage = realistic closing-cost range 7.3 %–7.5 % of the purchase price.
