The UAE Golden Visa exists in exactly six official categories pursuant to Cabinet Resolution No. 65/2022. For DACH investors without UAE employment, two of these categories are relevant in practice: real estate investment (≥ AED 2,000,000) and capital investment in a UAE fund or UAE company (likewise ≥ AED 2,000,000). The remaining four categories — entrepreneur, exceptional talent, outstanding student, humanitarian work — require UAE-specific activities or accreditations. What are the 6 official Golden Visa categories at a glance?

The Green Visa (5 years) is a separate class and is mentioned in this guide for information but not counted as a Golden Visa. Important: Green Visa (5 years) ≠ Golden Visa (10 years). The UAE Green Visa (introduced 2022, Cabinet Resolution No. 150/2022) is a standalone 5-year residence permit for freelancers, skilled professionals and investors below the Golden Visa threshold. It is not a Golden Visa. Many aggregator sites confuse the two — or list the Green Visa as a seventh Golden Visa category. The difference is relevant: the Green Visa requires UAE employment in certain categories and offers no 10-year planning certainty.

What are the requirements for Category 1: real estate investor (≥ AED 2,000,000)?

This is the most widely used Golden Visa category among DACH investors. The property must be held in freehold ownership by the applicant and be valued by the Dubai Land Department (DLD) at a minimum of AED 2,000,000. The valuation report (DLD Valuation) can be applied for online and costs approximately AED 370. What are the requirements for Category 2: fund investor / corporate capital (≥ AED 2,000,000)?

Anyone who does not wish to acquire real estate ownership in the UAE can obtain the Golden Visa through a direct investment in a UAE-licensed investment fund (registered with the Securities and Commodities Authority, SCA, or the Dubai Financial Services Authority, DFSA) or through registered share capital in a UAE company. Both routes require AED 2,000,000 in invested capital. For investment funds: UAE-licensed fund (SCA- or DFSA-regulated), minimum ticket AED 2 million · evidence: fund confirmation + SCA license. Practical note for DACH HNWI: Category 2 is used less frequently in advisory practice than Category 1, since real estate acquisition simultaneously creates a long-term tangible asset. Anyone who already owns UAE real estate and establishes a corporation in the UAE can satisfy both categories in parallel — the visa is applied for once and granted on the basis of the strongest qualification.

What applies to Categories 3–6 in the DACH context?

Category 3: Entrepreneur. Requirement: a UAE-licensed company with registered capital of at least AED 500,000, or a startup with accreditation by an incubator/accelerator recognized by the UAE authorities (e.g. Dubai Future Accelerators, Area 2071, DIFC Fintech Hive). DACH HNWI who build a holding structure in the UAE often qualify via Category 2 (share capital ≥ AED 2 million) instead of Category 3, since the capital hurdle is higher but the process is simpler. Category 4: Exceptional talent. The UAE authorities define talent in seven fields: science & technology, education, health, culture & art, sport, creative industry and digital technology. Accreditation is obtained via the UAE Ministry of Foreign Affairs (MOFA) or sector-specific bodies (e.g. KHDA for education). Rarely relevant in practice for DACH HNWI without UAE activity.

Categories 5 & 6: Student / humanitarian work. Category 5 is aimed at graduates of the best global universities (top 100 per QS World Rankings) with GPA ≥ 3.75. Category 6 concerns WHO-cooperating humanitarian professionals. Both are not relevant in the DACH HNWI context and are listed here only for completeness.

What are the tax implications for DE / AT / CH — what does the Golden Visa trigger (and what does it not)?

The Golden Visa itself is tax-neutral — it is a residence permit, not a tax domicile. The tax consequences arise from the relocation of tax residency, not from the visa. Glossary — key terms for DACH investors

Golden Visa (UAE): 10-year UAE residence permit (residency visa) based on investment, talent or academic achievement. Not identical to citizenship or tax residency. Legal basis: Cabinet Resolution No. 65/2022.

Green Visa: 5-year UAE residence permit for freelancers, skilled professionals and smaller investors. Standalone category — not a Golden Visa.

Tax Residency Certificate (TRC): Official UAE document issued by the Ministry of Finance certifying tax residency in the UAE. Requirement: 90 days presence + active UAE connection. Can be used vis-à-vis DACH tax authorities as proof of foreign tax residence.

Exit tax (§ 6 AStG): German exit tax on hidden reserves in shares in corporations (≥ 1%, value > € 500,000) upon relocation of domicile to a third country (incl. UAE). On relocation to EU/EEA: deferral possible. For third countries: immediately due.

Frequently asked questions (FAQ)

How many official Golden Visa categories are there? Exactly six pursuant to Cabinet Resolution No. 65/2022. The Green Visa (5 years) is a separate category. Aggregator websites occasionally list seven or more — that is misleading.

Which category is most accessible for DACH HNWI? Category 1 (real estate ≥ AED 2 million) and Category 2 (fund investment or corporate capital ≥ AED 2 million) are the only routes without UAE employment or specific professional accreditations. For the typical DACH HNWI investor, Category 1 is the standard route.

Does the Golden Visa trigger German exit tax (§ 6 AStG)? No — the visa itself does not trigger any tax. § 6 AStG becomes relevant when GmbH shares ≥ 1% (value > € 500,000) are moved out of Germany. The decisive point in time is the termination of German tax liability. Before relocating domicile: consult a tax advisor.

Do Austrians and Swiss need to observe anything different? The Golden Visa is open to all nationalities. Austria and Switzerland each have a DTT with the UAE. Austria has its own exit tax (§ 27 EStG AT) for capital assets. Swiss must carry out cantonal deregistration correctly — there is no federal exit tax, but cantonal back-taxes are possible.

Do I have to live in the UAE to obtain the Golden Visa? No. The Golden Visa does not lapse through absence and requires no minimum presence. For the Tax Residency Certificate (TRC), however, 90 days of physical presence per year are required — visa and tax residency are two processes independent of each other.

Can children and spouses be co-sponsored? Yes. Spouses, children (any age) and household staff can be sponsored under the main applicant's Golden Visa — without their own investment requirement. The sponsoring costs are low (additional Emirates ID and medical checks).
