What does snagging mean for a Dubai property?

Snagging is the systematic defect inspection of a completed off-plan property before handover of keys. Defects documented in the snagging report must be remedied by the developer free of charge within the 12-month Defect Liability Period; structural defects are subject to a mandatory 10-year liability under UAE Federal Law 5/1985, Article 880.

Snagging Checklist — Key Points

  • Walls & ceilings — cracks, plaster defects, colour tone variations, water stains
  • Floors — installation, joint pattern, loose tiles, wood moisture
  • Doors & windows — airtightness, closing behaviour, glass damage, correct fittings
  • Plumbing — water pressure (min. 2 bar), drains, leaks under sinks, WC flushing
  • Electrical — all switches and sockets with tester, earthing, fuse box labelling
  • HVAC — air conditioning output in every room, filter access, thermostat function
  • Kitchen — appliances complete and functional, extractor hood, water supply
  • Plan conformity — floor plan, square metreage, material quality against SPA annex
  • Balcony/terrace — railing height according to UAE building code, gradient, drains
  • Common areas — pool, gym, lobby, lifts — where handover-relevant

Recommended Procedure for DACH Buyers

  • Day −7 before handover — book a DLD-certified snagging inspector (typically 1,500 – 3,500 AED depending on size)
  • Snagging inspection — 3 – 6 hours depending on unit, photographed report with georeferenced defect points
  • Report to developer — written submission with specific defect description and remediation deadline (typically 30 days)
  • Re-snagging — re-inspection after rectification, only then key handover and Title Deed transfer
