What is the Dubai Golden Visa through property purchase?
The Dubai Golden Visa is a 10-year UAE residence permit. Through property investment, those who hold property worth at least AED 2,000,000 (approx. EUR 500,000) qualify — as a single property or portfolio. Off-plan counts, provided at least 50% has been paid. Spouses and children are co-sponsored.

What the visa is not
The Golden Visa does not confer UAE citizenship and does not automatically lead to tax residency. The latter requires at least 90 days of physical presence per year and a separate UAE Tax Residency Certificate application. Anyone giving up German residence should calculate in advance, in parallel with their tax advisor, the exit taxation for DACH HNWIs under §6 AStG (German Foreign Tax Act).
